These Terms of Service are an agreement between you and Stay Better, a United States-based business, governing your use of the Stay Better service at staybetter.io and its iPhone companion. By creating an account or using the service you accept these terms. You must be at least 18 years old and use the service for business purposes — managing guest guides for properties you host or manage.
Stay Better lets vacation rental hosts and property managers create digital guest guides, share them with guests through private links, answer guest questions with an AI concierge, send guide emails to guests, and optionally sync reservations from a connected property management system such as Hostaway or Guesty.
The iPhone companion lets hosts capture notes and photos, turn them into guest instructions, and address guest questions using the same StayBetter account. Local drafts stay on that device. Publishing and optional AI writing help require a connection. Review the text and photo before publishing, including any sensitive information visible in a photo. The companion has no in-app purchases; access follows your StayBetter account.
You are responsible for your account credentials and for all activity under your account. Provide accurate information and keep it current. Notify us promptly at admin@staybetter.io if you suspect unauthorized use of your account.
New accounts start with a 14-day free trial with up to 3 active properties. No credit card is required for the trial. After the trial, continued use requires a paid subscription:
You retain ownership of the content you add to Stay Better — property details, guidebook text, photos, and reservation data. You grant us a limited license to host, store, process, display, and transmit that content solely to operate and improve the service, including sending guest questions together with your guidebook content to Google Cloud Vertex AI (Gemini) to generate concierge answers, and delivering guide emails to your guests. When you request host writing help, this license also allows us to send your written explanation to Vertex AI and return a draft for your review. AI-generated text may be inaccurate or incomplete; you remain responsible for the instructions you publish.
When you enter, import, or sync guest information (names, email addresses, phone numbers, stay dates), you warrant that you have a lawful basis and all rights necessary to share that data with Stay Better for the purpose of delivering guest guides. Stay Better processes guest data on your behalf as described in our Privacy Policy. You are responsible for complying with the privacy laws that apply to your guests.
Concierge answers are generated by AI from your guidebook content and may be inaccurate or incomplete. You must verify that safety-critical information in your guides — such as emergency procedures, appliance instructions, and access details — is accurate and current. The concierge is not a substitute for emergency services, and neither guests nor hosts should rely on it in an emergency.
You agree not to misuse the service. In particular, you will not:
Payments are processed by Stripe, and optional integrations connect to Hostaway and Guesty. Your use of those services is also governed by their own terms, and we are not responsible for third-party services we do not control.
You may stop using the service and request deletion of your account at any time through Settings on the website or in the iPhone companion, or by emailing admin@staybetter.io. We may suspend or terminate accounts that violate these terms. Export tools remain available so you can take your property and reservation data with you, including while your account is read-only for nonpayment.
The service is provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. To the maximum extent permitted by law, Stay Better will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, or data. Our total liability for any claim arising out of or relating to the service is limited to the fees you paid to Stay Better in the 12 months preceding the claim.
These terms are governed by the laws of the United States and the state in which Stay Better is based, without regard to conflict-of-law rules.
We may update these terms from time to time. When we do, we will update the effective date at the top of this page. Material changes will be communicated through the service or by email, and continued use of the service after a change means you accept the updated terms.
